Bear Creek Valley Ranch is 212 acres and is where I have personally raised grass-fed beef for 22 years. Because of an abundance of water with Boone Branch and Langley Branch as well as Bear Creek running a mile through the ranch, we raised freshwater prawns for 5 years, hence all the ponds, until the person overseeing the aquaculture became disabled and had to discontinue operations. Snowball Hollow Timberland Farm is 480 acres of mostly white oak (the most expensive kind) timber last harvested in 1990. In February I had a consulting forester do a two day timber cruise of the property, and he estimated that it contained several hundred thousands of dollars of harvestable white oak timber. In an article titled “Wealthy Investors Discover Timberland” on page B9 of the May 1, 2010 issue of the Wall Street Journal, the author Jeff Opdyke states that, “The average timber tract is about 400 acres in the Southeast, the country’s wood basket. At roughly $2000 an acre, that is an $800,000 ante just to play.” Even though the ante is high, he points out that the compounded annual return since 1987 for such timberland is over 14% versus 9.4% for the S&P 500 stock index. When I bought this property in 1975 every one laughed at me and thought I made a terrible mistake for paying so much. However, it was one of the best financial investments I ever made.
